What we inspect

Critical inspections for every window that matters.

From the day you go under contract to the month your structural warranty runs out — the inspections that protect what you paid for.

Flagship
SVC-01

11-Month Builder Warranty Inspection

The one most new-build owners miss. We document every defect while your builder is still on the hook to fix it for free.

SVC-02

Buyer's Home Inspection

Under contract? Know exactly what you're buying before the clock on your due-diligence period runs out.

SVC-03

New-Construction Phase Inspection

Pre-pour foundation, pre-drywall, and final walk-through checks — catching problems while they're still cheap and easy to fix.

SVC-04

2-10 Structural Warranty Inspection

The 22–23 month checkpoint before your extended structural coverage shifts. A second free shot at builder repairs.

SVC-05

Pre-Listing / Seller's Inspection

Selling? Surface the issues on your terms so they don't blow up the deal during the buyer's inspection.

SVC-06

Re-Inspection & Punch-List Check

We come back and verify the builder actually fixed what your report flagged — in writing.

The clock you can't see

Two free repair windows. Most owners sleep through both.

A new home comes with warranties that expire on a schedule — and builders aren't going to remind you. These are the two moments a single inspection pays for itself many times over.

How the 11-month inspection works
MONTH 0

Closing day

You move in. The builder's 1-year workmanship warranty starts ticking.

MONTH 11 · ACT NOW

11-month inspection

We inspect top to bottom and produce a defect list while the builder still has to fix it free. This is the window.

MONTH 12

Workmanship warranty ends

After this, those same repairs come out of your pocket.

MONTH 22–23

2-10 structural checkpoint

A second inspection before extended structural coverage changes — your last builder-funded repair window.

READING SYSTEMS
Why X-Ray

Built them. Wired them. Now I inspect them.

I grew up in the trades — tile, electrical, framing, commercial builds — and spent years in ASE-certified automotive diagnostics, where the diagnosis has to be right the first time. Houses are systems: I've helped build them, and now I read them — methodically, skeptically, all the way down.

  • Systems thinking, not a checklist

HVAC, electrical, plumbing, structure — I trace how they interact, not just whether a box gets ticked.

  • Reports a builder can't wave off

Clear, photo-documented, and prioritized — written so the warranty department can't call it cosmetic.

  • Local to the boom

I work the same fast-growing North Georgia subdivisions every week. I know the builders and the defects that repeat.

  • I've built what I inspect

Tile, framing, residential electrical, commercial builds from houses to grocery stores. I know what good work looks like from the inside.
